i just bought an acre and a half piece of property out in the country in flagler county. the taxes on the unimproved property are about 125.00 a year. i went to get a permit to clear the lot and was told i have to pay about 10,000 impact fee to get started on doing anything to the property, i have to get three surveys 75.00 permit for a well 250.00 permit for a septic tank and 1000.00 for a culvert that is on county property. then once all this is done and the house is built the taxes go to about 1800.00 a year. my question is why do you have to pay so much to improve property just to have the taxes raised. i remember a few years back when they had a 400.00 impact fee on out of state cars and a judge found ithat unconstitutional and the state had to reimburse millions of dollars back to the people that were involved in that scam. i already paid an impact fee in this county when i had my house built in palm coast in 2000. so when i sell this one the county will be getting 2000.00 a year taxes , i think this is a total ripoff having to pay to inprove the county
